Important information from our Insurance carrier that all homeowners should be aware of.
Capital Project Update
The project got underway on August 24th 2016 and was predominately completed by the end of December. We appreciate everyone's cooperation during the project, especially given that it took much longer than originally planned. We also want to recognize the great job done by National and how professional their team was. I think all community members would agree and join us in saying Thanks for a job well done!

Scope included:
•New Roofs – Buildings 5 & 7
•Replace T1-11 Siding on all buildings
Remove brick veneer on East end of Building 9; replace with vinyl siding
Mobilizing of materials, machinery and dumpsters took place on August 24th. A dumpster was placed in the visitor spots on the side of building 6. No cars are allowed to be parked there. Cones were placed on Monday, August 22nd. Please Do Not Remove the cones.
The staging area is at the end of West Close. This area will contain building materials, another dumpster and equipment needed for the project. No cars are allowed in this area and we ask units 16, 20, 21, 22 & 25 use the visitor spots in other parts of the community. Any cars parked in these areas will be towed.
Construction crew and trucks will be entering from Church Street. The gate will be open from 8am– 8pm.
If you haven’t already, please remove all personal items from around the exterior of your building and all window and door screens. The contractor will take steps in protecting the building and grounds from damages; however, occasionally, materials or debris may fall that could damage fragile items left next to the building. The Association and the contractor will not be responsible for any damage to any items left on the surrounding areas including decks and patios.
All pictures, mirrors, decorations of any kind and wall hangings should be removed from exterior walls, and from nearby walls connected to them. Additionally, if you have a security system, please contact your service provider of the upcoming construction project, so they may disable any sensors that may be triggered by the demolition or reconstruction of your building.
The escape ladders will be removed as part of this project. According to the fire department they are not needed on these buildings and therefore will not be replaced. In addition, the attic fans in buildings 5 and 7 will be removed and will not be replaced. Per our project engineer at FWH the fans will no longer be needed as the new roofs will have soffet and ridge vents.
Minor interior damage is typical during construction projects of this nature. Nail pops, cracks at exterior finishes and cracks at drywall seams are anticipated and should not be repaired until the project is complete. The contractor will not be responsible for interior repairs, owners will have to make the necessary arrangements to complete any repairs.
Please do not engage any of the workers directly. All concerns should be brought to the attention of management. The contractor will hang a notice on your door informing you when they will be working on your building. We apologize for any inconveniences.
